Reminders:

  • Call the management office to schedule an appointment to make changes to your family composition or family income. This includes the loss of income, the start of a new job, an increase in the number of hours worked or a decrease in the number of hours worked, or an annual pay raise. Income also includes social security benefits, retirement pensions and supplemental security Income (SSI), self employment, bills that are paid for you, or money received from family members or friends.
  • Mail rent payments and payment for maintenance charges to P.O. Box 628 Fultondale AL. 35068. Make out your money order payable to: Jefferson County Housing Authority (JCHA)-not payable to P.O. box 628.
  • If you need to see the Housing Manager about other matters or issues (other than your recertification or interim) you must call the office to make an appointment. Please just don't drop in.

CONCERNING YOUR RENT... AGAIN!

  • Rent is due on the first of the month!
  • Always mail your rent so it will be postmarked by the 9th day of the month!
  • Do not hand deliver your payment to the main office and do not send by certified mail!
  • Your rent payment Must be mailed to: P.O. Box 628, Fultondale, AL 35068!
  • If your rent payment is received after the 9th of the month, it is then late and may not be posted until later in the month. If you mail your rent late it will be received late. If your rent is late, you are in default of the lease agreement. All late rent accounts will be flagged, and you will be sent a Late Rent Notice. Your account may be placed in a non-receipt status until you make arrangements with management to pay your rent current.

IMPORTANT REMINDERS!

  • AFTER-HOURS CALLS: If you call for utility service (gas/power) when your utilities are turned off or you are locked out, you will be charged for the service visit.
  • DO NOT add or change anything in your apartment without a written request from you and written permission from the Property Manager. That means ANYTHING-paint, wallpaper, dish or cable TV, locks, etc.

MAINTENANCE MATTERS

Report any nonemergency maintenance issues when they occur DURING REGULAR BUSINESS HOURS to the office. Report ALL EMERGENCY maintenance matters immediately! Emergencies are considered anything that will cause physical harm to individuals or will cause physical damage to your apartment if not addressed as soon as possible. The after-hours emergency maintenance number is (205) 849-5416 after 5:30 pm and 7:30 am.


Pet Policy

Section I-Paragraph I(g): All authorized pets must be under the control of an adult. An unleashed pet, or one tied to a fixed object, is not considered to be under the control of an adult. Pets which are unleashed or leashed and unattended on HA property may be impounded and taken to the local Humane Society. It shall be the responsibility of the tenant to reclaim the pet at the expense of the tenant. Pets are not to be tied or scrapped of any kind or for any reason and left outside alone at ANY TIME!! This is a Lease/Pet Policy violation and will be handled accordingly.

Section I-Paragraph 6: The tenant is solely responsible for cleaning up the waste of the pet within the dwelling and on the premises of the public housing development. If the pet is taken outside it must be on a leash at all times. If there is any visible waste by the pet it must be disposed of in a plastic bag, securely tied, and placed in the garbage receptacle for your the unit.


Vehicles

INOPERABLE, FLAT TIRES, NO TAG, ABANDON, JACKED/PROPED UP, AND EXPIRED TAGS will be towed off the property within 48 hours (2 days). The cost to recover the vehicle will be at the owner's expense.


Trash

Trash cans are to be pulled back to the unit after trash pickup on Friday. All trash cans on curb on Monday will be charged $25.00 for noncompliance.
